Geneva strives for campus community, so the administration discourages off-campus living—but the cost benefit and the freedom drive many students off campus anyway. Only students who are seniors or over the age of 21 may live off campus, and the college limits the number to 50 students. Many students who live up to an hour away commute to avoid the cost of on-campus living. Students living off campus are released from mandatory meal plans, but they also often remove themselves from campus life and may have to drive to classes.

The Beaver Falls area offers cheap housing, with apartments and houses priced from $350 to $600 per month, depending on quality and location. College Hill is the most popular area because the neighborhood is good and within walking distance from campus. The best and most popular option is to find a group of friends and rent a house. The College doesn’t help much with finding a place, but they have a board for posting off-campus housing advertisements. Most rentals go through private owners, and some professors rent out rooms in their houses.

They Seem Ok

I've never lived in one yet, but from when I visit they don't seem too horrible. Neither do they seem too terribly desirable either though.

Off-Campus = More Freedom

Living off campus has given me a lot more freedom to feel as if I am going to be an adult instead of feeling babied by the rules and restrictions of living on campus. Beaver Falls has a lot of rental properties that are fairly priced, especially if you have a few roommates to split the bills with. A lot of them are even within walking distance to campus. The only downside is that not just anyone can live off-campus. Only approved seniors, those who commute from home, or those living with a grad student or faculty member can live off-campus and for the 2012-2013 school year, no one other than commuters will be approved to live off-campus because of low enrollment numbers.

Great for Upperclassman

Geneva does not allow freshman to live off-campus, but they do offer 6 off-campus "houses" available to students for upperclassmen. I know plenty of seniors that live in houses in downtown Beaver Falls with a group of friends, and it is MUCH less expensive than paying room and board to live on campus. Plus, when you live off-campus you're not required to have a mea plan.
