Start looking in January, and sign lease in late January to late February. You can get on the wait list as early as the beginning of the year. Larger apartments are harder to come by, but there is an abundance of one- to two-bedroom apartments available.

Admittedly, off-campus housing is less than easy to find. With a vacancy rate hovering under 1 percent, students are frustrated with the lack of openings and the high prices. However, despite these factors, most second-year students opt to live off campus rather than return to the dorms and end up saving money by doing so.

Because of Davis’ convenient size and bus system, students are free to live anywhere in the city. They enjoy free transportation and a housing department geared toward helping them find off-campus housing that suites their needs. Many appreciate the luxuries. Generally, students seem content with the housing situation and agree that, if started early enough, a search for housing will likely end in a choice apartment.

Off-Campus Housing at Davis

Housing varies dramatically. You can find cheaper housing in less secure areas (near the railroad tracks, far from campus, etc.) or more expensive housing in more secure areas (residential areas, marketplace, near campus, etc.).

Generally the most occupied housing are near "marketplace" type areas, where students are close to grocery stores, pharmacies, etc. as well as bus lines to get around.

Daviswiki.org does a phenomenal job of outing bad landlords, promoting convenient/cheap/safe housing, and providing a place for subleasers.

The city consists of mainly college students. Housing is for the most part cheap and high availability.

Housing Close to Campus Is a Struggle

Finding a nice apartment close to campus is very difficult, especially since students are only guaranteed housing in the dorms for their first year. Apartments close to campus are expensive, and you have to have good connections to get in. The best apartments are The Colleges, located right on campus. However, you can only get in if you know someone moving out or win the "lottery" to get an apartment.
