Anytime. There’s a lot of off campus housing available but note that desired locations—like the Courts on Montgomery Avenue—go much more quickly than other locations. However, it’s never difficult to find housing.
There are a lot of places to choose from in the nearby area, but the only problem is finding one in time. And remember, with the freedom of off-campus living comes bills and commuting. While Villanova is home to two rail lines and three train stations, getting to school can be a pain—it isn’t in walking distance, and transportation can get expensive. A popular place to live is the Courts in nearby Bryn Mawr, but the wait to get in is backed up several years. Problems aside, living off campus provides loads of freedom and proves to be a fun and memorable experience.
It’s not too hard to find a place, and Residence Life helps ease the transition to living on your own. At the beginning of each semester, Res Life posts housing opportunities and a checklist of things to look for when inspecting housing. Houses that are entirely rented out to college students sometimes have backyards, which offer more freedom and room to move around. Make sure the apartment or house fits what you are looking for, and make sure it’s suitable for living and the prices are fair. Get a feel for the neighborhood before choosing a place because some residents are not big fans of college students and will be quick to call the cops at any sign of a party, and the cops are even less friendly to college students.

Mostly Only Senior Year
Most students are forced to find off-campus housing senior year because the University does not have housing for them. Most students live in apartment buildings or houses near campus during this time. The University has a office which is very helpful in helping students find housing. Students can live off-campus during their Sophomore and Junior years but it is extremely rare.

Off-Campus Housing Can Be Expensive
Since Villanova University is located on the main line, one of the most affluent areas of Pennsylvania, off-campus housing can be expensive. There's a lot of housing that is close to campus however.
